Apartment Move-Out Cleaning in Jacksonville: The Renter's Checklist

Houses get sold. Apartments get inspected against a form. Here is what that form actually covers, and where Jacksonville complexes take money back.

Moving out of a Jacksonville apartment is a different cleaning job from moving out of a house, and the difference is not size. It is that somebody is going to walk the unit with a form, room by room, looking for reasons to deduct. Houses get sold. Apartments get inspected. This is what that inspection actually covers, what complexes here charge back for most often, and how to time the clean so it counts.

Why apartment move-outs get inspected differently

A leasing office is not judging whether the unit is clean. It is judging whether the unit is rent-ready, which is a much higher bar and a much more specific one. Rent-ready means the next resident could move in tomorrow without anyone touching it. That standard is written into a turnover checklist the maintenance team works from, and the deductions come straight off that list.

The practical consequence is that effort spent in the wrong place earns you nothing. A spotless living room floor is invisible on the form. A greasy oven interior is a line item with a dollar figure next to it.

What Jacksonville complexes charge back for most

Across the complexes in Southside, Baymeadows, Riverside, and the Downtown buildings, the same handful of items account for most of what gets withheld.

  • Appliance interiors. Oven, refrigerator, dishwasher filter, microwave. The single most common deduction, and the easiest to prevent.
  • Bathroom grout and caulk. Jacksonville humidity makes this worse here than in drier states, and a stained line reads as neglect even when the surface is clean.
  • Blinds. Almost always owned by the property, almost always dusty, and priced per unit when they need replacing.
  • Cabinet and drawer interiors. Emptied but not wiped is the most common miss in the whole unit.
  • Balcony and patio. Frequently forgotten entirely, and frequently on the form.
  • Wall marks and adhesive residue. Command strip residue and picture holes, which are a patching charge rather than a cleaning one.

The room-by-room list worth working from

Work in the order the inspector will. Kitchen first, because it carries the most weight and takes the longest. Then bathrooms, then bedrooms and living areas, then the details that span the whole unit: light fixtures, vents, switch plates, baseboards, window tracks, and the inside of the entry door. Our room-by-room cleaning checklist covers each of these in order and marks which belong to a standard visit and which belong to a move-out.

Carpet, blinds and appliances: the expensive three

These three deserve separate attention because they are where the money is.

Carpet is usually the largest single charge and it is usually not cleaning. Most Jacksonville leases require professional carpet cleaning with a receipt, and some require a specific vendor. Read the clause before you book anything, because a general clean will not satisfy a lease that names a service. Normal wear is not chargeable in Florida; damage and staining are, and the line between them is decided by whoever is holding the form.

Blinds are cheap to clean and expensive to replace, which makes them the best return on effort in the unit. Appliances are the reverse of carpet: almost never a separate vendor, almost always inspected, and squarely inside what a move-out clean covers.

What move-out cleaning costs for an apartment

Apartments sit at the smaller end of every size band, which puts them at the bottom of the published range. These figures come from the same estimator behind our pricing calculator, for a one-time visit to an averagely kept unit.

Unit sizeMove-out clean
Under 1,000 sq ft$200 – $220
1,000 to 1,500 sq ft$215 – $260
1,500 to 2,000 sq ft$265 – $320

Set that against a Jacksonville deposit, which commonly runs a full month of rent, and the arithmetic is usually straightforward. A clean that prevents two or three line items has generally paid for itself. Our guide to getting your full deposit back covers the dispute process if it comes to that.

Timing it around the final walkthrough

The clean has to happen after the unit is completely empty and before the walkthrough, and those two events are often closer together than people plan for. Book the clean for the day after the movers finish, and schedule the walkthrough at least a day after that so there is room to fix anything.

Cleaning around remaining furniture is the most common reason a move-out clean disappoints. The floor under the couch is exactly where the inspector looks, and it cannot be cleaned while the couch is on it.

Booking it

Tell us the unit size, the complex, and your walkthrough date, and we will come back with a real price the same business day. If you are moving within Jacksonville rather than out of it, a move-in clean on the new place before the furniture arrives is the cheapest it will ever be to clean, and we cover both ends on our apartment cleaning page.

Frequently asked questions

How much does apartment move-out cleaning cost in Jacksonville?

Most Jacksonville apartments sit at the smaller end of every size band, so a move-out clean typically runs $200–$320 for a unit between a studio and three bedrooms. Studios and one-bedrooms sit at the bottom of that range. Square footage, bathroom count, and the condition of the appliances and grout are what move the figure.

Do Jacksonville apartment complexes require professional cleaning at move-out?

Most leases require the unit returned in rent-ready condition rather than naming a professional service, though many Jacksonville complexes do specifically require professional carpet cleaning with a receipt. Read the move-out clause before booking anything, because a general clean will not satisfy a lease that names a vendor.

Is carpet cleaning included in an apartment move-out clean?

Usually not. Carpet cleaning is a separate service using different equipment, and it is frequently the single largest charge at move-out. Check whether your Jacksonville lease requires a specific vendor or simply a receipt, then book it alongside the move-out clean rather than assuming it is covered.

When should I book move-out cleaning for an apartment?

Book it for the day after the movers finish and at least one day before the final walkthrough. The unit has to be completely empty, because the floor under furniture is exactly where an inspector looks, and leaving a day of margin gives you room to fix anything the clean reveals.
